Cost and quality are usually the first two questions — so here are our actual rates. Every figure below is an estimate for budgeting; your project gets a written fee proposal, in advance, at no cost. Because design and engineering live under one roof, the combined package is consistently more cost-effective than hiring the two separately.
Design & drafting, engineering included.
Design and drafting for renovation projects is billed hourly. Scope is highly variable — from a few hours for a simple addition to hundreds for a complex custom renovation — which is why we scope and quote before we start.
New construction is priced by square footage or by hourly estimate — we quote based on what makes the most sense for the project, factoring in design complexity. The engineering fee is included in the design cost, which makes the package unusually cost-effective. Where renderings will help you make decisions, we include them on the proposal.

Typical rates for residential projects.
Costs are specific to each project and determined in advance, based on an estimated number of hours for renovations. For new residential builds, pricing is flexible — hourly, by square footage, or as a percentage of base cost, depending on scope and our level of involvement.
For commercial projects, a base-cost percentage fee is applied where most appropriate, considering complexity and travel distance.

Site consultation
On-site assessment with an engineer. Optional written consultation report billed hourly.
Detailed structural engineering design
Involvement depends on the complexity of the building design.
Structural drafting
Technical detailing time varies with complexity. Simpler projects can use structural markups instead — shifting cost from planning to the construction phase.
Field review
Victoria area only. Mandated by most municipalities — typically two reviews: rebar placement, then framing before structure is covered. For out-of-town reviews, an estimate will be provided and mileage will apply.
Construction phase
Communication and coordination during the build, tracked in 15-minute increments. Average project: 1–3 hours.

We manage the quotations and recommend the best-value options; clients typically find this modest investment pays for itself by getting the right professional involved at the right time.
Our development services help you navigate zoning and bylaws — one or two secondary suites, a secondary building, board of variance applications, rezoning, subdividing, and building permit submission. We can represent you through the whole process.
